Why this matters more than it seems
In the Dominican Republic, the most common risk for a foreign buyer is not that the property doesn't exist. It's handing money to a middleman before ownership has been verified.
We remove that risk by design: we are never custodians of your money at any point in the process. There is no account of ours that your investment passes through, and no "reservation deposit" that you hand to us. Every payment goes from you to the seller or the developer, against documents you have already reviewed.
Our job is different: to make sure you arrive at that signing with every piece of information verified and in your hands.
The four documents we require before you pay a cent
Before any deposit, you must physically hold these documents. If even one is missing, we don't move forward.
Your attorney, not ours
We always work with the client's own attorney.
If you already have one in the Dominican Republic, we coordinate with them and hand over all documentation for review before you sign. If you don't, we'll recommend attorneys in the area with a proven track record — but the relationship and the engagement are yours, directly with them.
This is deliberate. An attorney who answers to you, not to the broker, is the only real guarantee that someone is reviewing the deal with your interests in mind.
The process, step by step
Selection and tour
We walk the property with you, in person or on a live video call. You see what's actually there, not an edited gallery.
Document verification
We request the title, owner ID, lien-free certification and property tax status. They are delivered to you.
Independent legal review
Your attorney reviews the documentation and the draft contract. We answer whatever they ask.
Clauses reviewed before signing
We walk you through the project's terms — including the withdrawal policy — before you sign or deposit any amount.
Direct payment
You pay the seller or the developer, per the contract your attorney approved. Never us.
Closing and transfer
The transfer is completed before the Registry of Titles and you receive your final documentation.
Questions we get from abroad
Can I buy without traveling to the Dominican Republic?
Yes. Most of our diaspora clients buy without being present. The tour is done on a live video call, and acts requiring a signature can be handled through a power of attorney granted to your lawyer or a trusted representative.
Do you receive my reservation deposit?
No. We never receive client funds at any point. Payments go directly to the seller or the developer, against the contract your attorney reviewed.
What if I change my mind before signing?
It depends on each project's terms. That's why we show you the withdrawal clause before you sign or hand over money: so you decide knowing exactly what happens if you change your mind.
Can a foreigner buy and hold the title in their own name?
Yes. Dominican law allows foreigners to acquire real estate under the same conditions as nationals, and the Certificate of Title is issued in their name.
How do I know the property has no debts or liens?
Through the lien-free certification and the property tax status — both official documents we request before any payment, and both delivered to you for your attorney to verify.
What costs are there beyond the property price?
Mainly the transfer tax, your attorney's legal fees and registry costs. We give you the estimate in writing before you decide, so you know your total investment.
